Maritime House in Hartlepool Marina has been empty since Garlands went bust in May, leaving more than 600 people out of work.

Now the building, one of three which was used by Garlands at the marina, has been re-named after having a major refurbishment. It is now up for sale for £1.5m or is available for rent at £9.50 per sq ft.

Berkshire Asset Management (BAM), which manages the building on behalf of owner Active Commercial Estates, held a formal reception to mark the re-launch. Hartlepool Mayor Stuart Drummond officially opened the new building and said the re-launch is definitely a move in the right direction.

Mayor Drummond said: "The loss of Garlands was obviously a huge blow to Hartlepool.

"The council have worked hard on the employment issue since the company went into administration and we had to focus on the future of the building as well.

"I am delighted to see that the owner of the middle Garlands building, Maritime House, is focused on ensuring new occupiers.

"The building really is in a perfect location and there won't be many buildings about with better office space.

"The owners recognise that and they are working hard to get people in there as soon as possible."

Chris Pearson, partner at Gavin Black and Partners, advisers to BAM, said there has been quite a lot of interest in the building.Mr Pearson said: "Everyone knows we are going through a very difficult economic period.

"However, we have been pleasantly surprised by the number of viewings and interest expressed to date and with the quality of offices we have to offer at Maritime House, we are confident that we will be able to secure replacement occupiers in the very near future."
